The construction of an artificial harbour and town was undertaken after World War II in connection with the Volta River Project to fulfill a long-recognized need for a port in south-eastern Ghana. This brought about the development of a modern planned city which is today called Tema.
Tema is a city with well planned suburbs. These suburbs are called communities and there are about 25 communities. There is Community 1, Community 2 right up to Community 25. Each community has its own basic amenities such as a market, hospital, police station and schools.
There are also suburbs such as Tema Newtown(Tema Manhean), Sakumono, Lashibi, Klagon, Adjei Kojo, Baatsona, Spintex, which all fall under the jurisdiction of the Tema Metropolitan Assembly(TMA). These suburbs were until recently small sparsely inhabited villages which are fast transforming into middle to upper class residential areas.
As Tema developed, it became a magnet for urban migrants and a hub for many industries and factories such as the Tema Oil Refinery (TOR), Nestlé Ghana Limited, Volta Aluminium, Cocoa Processing Company among others. This has attracted a lot of businesses, expatriates and workers to the region. This has also contributed to a commensurate high demand in real estate in Tema.
Tema is one of the most expensive places to live in Ghana for obvious reasons such as its bustling industries, sea port and other social activities. Houses for sale in Tema can be as expensive as expensive those sold in other plush areas in Accra such as East legon, Cantonments and Airport Area. However, newer communities such as Community 25 offer a relatively cheaper alternative. This is because it is still in the developing stage and is yet to become a full blown community with its own facilities, industries and life force.
Some sought-after places in Tema are Community 12, Community 10, Community 8 and Community 11. However, living in these places can be pretty expensive so people tend to go in for uncompleted houses for sale in tema and refurbish it to their desired specifications. A typical four house for sale in a prime location in Tema goes for sale for about $300,000 whiles the same kind of property goes for about GH¢400,000 in Community 25.
Living in Tema has a certain high level of prestige attached to it, which also comes with a commensurate high cost of living. Tema is an ideal residential place for business owners, expatriates, upper class and middle class working families.
